A homeowner in Woodbridge called on a Sunday night because the door wouldn’t budge. When we arrived, the right torsion spring had snapped clean through and the door was dead weight on the opener. Otto replaced both springs as a matched set, rebalanced the door, and had it running in under an hour. A door is 200 pounds riding on two springs. Respect it.
Full Panel Replacement in Westpark
In Westpark, a teenager’s layup practice left two bottom panels caved in. The door still worked, but every cycle made the metal worse and the track work harder. We measured the existing door, ordered matching panels from Clopay, and swapped them out. Now you can’t tell anything ever happened, and the door doesn’t fight the tracks anymore.
Garage Door Opener Replacement in Northwood
The old opener in Northwood still worked, technically, but the family could hear it from every bedroom in the house. The motor was straining and the chain was stretched past adjustment. We installed a belt-drive LiftMaster with a battery backup and reprogrammed all the remotes and keypad. If the opener is straining, the problem is almost never the opener. We replaced both cables, checked the spring cycle count, and reset the track alignment. The car was out before the homeowner finished his coffee.

The original door on this Great Park home was from 2005, thin steel with no insulation, and the bottom seal was shot. We measured, ordered, and installed a new insulated Amarr door with new track, springs, and weatherstripping. The garage holds temperature better now and the curb appeal took a jump. This one was scheduled, not emergency, and the price was agreed before we ordered a single part.
